Common structural defects found during inspections

Structural inspections are often commissioned when something appears wrong, such as cracking, movement, deterioration or maybe just planned alterations uncover something unexpected. In many cases the issue is not unusual, but understanding what defects mean, and when they matter, is essential.


Below are some of the most common structural defects identified during inspections.

 

Movement cracking patterns


Cracking is one of the most frequent concerns. However, not all cracking indicates structural failure. Typical patterns include vertical cracking from shrinkage or thermal movement, stepped cracking in masonry associated with movement, cracking around openings due to stress concentrations and differential settlement cracking. The pattern, width, location and progression of cracks are more important than their presence alone.


Specific project example

A commercial client asked us to inspect and advise on cracking within the external wall of a large leisure centre facility. They feared that significant building movement was occurring and wanted advice regarding the implications.



Our experience and knowledge of the different types of masonry cracking allowed us to diagnose the cause to be a result of the original building detailing and construction. Long-term expansion of brickwork is common, as the kiln-fired bricks slowly absorb moisture over time. The expansion of the wall panel can result in rotational forces of small ‘return’ nibs, causing cracking, as noted in this instance.


The client was relieved to learn that the issue is limited to the corner in question and that simple localised repairs can be carried out.

 

Poor alterations


Many defects relate to previous building work rather than original construction. Common issues include inadequate beam bearings, missing lateral restraint, altered load paths without appropriate support, poorly formed openings and/or incomplete connection details. Alterations carried out without clear structural consideration are a frequent source of problems, particularly in refurbishment projects.

 

Water-related deterioration


Moisture is a major driver of structural deterioration over time, with typical examples including masonry degradation from prolonged saturation, timber decay associated with leaks or ventilation issues, corrosion in embedded steel and foundation performance affected by soil or drainage. Water rarely causes immediate failure, but long-term exposure can significantly reduce capacity and damage should be checked for severity.


Project specific example


A housing association company requested our assistance with balcony areas of a modern multi-storey block of flats in Cambridge that were discovered to have suffered from significant water ingress. The long-term water ingress had resulted in extensive deterioration of the timber floor joists due to the nature of the materials used in their manufacture.



It is common for many modern structural timber members to rely on remaining dry to achieve their longevity. If they become wet and remain wet for extended periods of time they can quickly deteriorate. In this case, the plyweb floor joists had rotted, and we identified the extent of the issue and subsequently designed remedial works.

 

Steel corrosion


Exposed or embedded steel elements can deteriorate where protective systems fail. Common inspection findings include surface corrosion on exposed steelwork, section loss affecting capacity, corrosion of lintels within masonry or expansion from corrosion causing cracking. In many cases corrosion is manageable, but assessment is needed to determine whether capacity has been affected.

 

Timber defects


Timber structures often present concerns that appear severe but vary widely in significance. Typical defects can include localised decay, insect damage, over-notching or inappropriate alterations, excessive deflection or moisture-related deterioration. The extent, location and structural role of the affected element determine the level of risk.

 

What defects mean vs appearance


A key part of inspection work is distinguishing cosmetic issues from structural risk. Visible damage does not always indicate structural failure, and conversely some structural risks are not immediately visible. The context matters, and the age of the building, construction type, history of alterations and evidence of ongoing movement all influence interpretation.


 

When further investigation is required


Additional investigation may be recommended where movement appears progressive, structural elements cannot be fully inspected, capacity is uncertain, hidden deterioration is suspected, or planned alterations rely on the affected structure.


Further investigation may involve opening up works, monitoring, testing or more detailed analysis.
